We utilize all available services to screen our applicants very carefully and verify all information provided to us on the completed rental application. Our rental criteria is as follows:
1. Anyone 18 or older must fill out a rental application. You must be 18 to become a leaseholder. Your valid photo identification and valid identification number documents will be required and copied when your application is submitted.
2. We run a credit report and have a criminal background check on every applicant. If you have been convicted of a certain felony(s) your application will be denied. If you have been convicted of select felonies within a specified timeframe your application will be denied. If you have been convicted of any misdemeanor or felony for criminal sexual conduct, your application will be denied. If you are identified or required to be identified on the Michigan Public Sex Offender Registry, your application will be denied.
3. We verify current and previous rental history. Your application can be denied based on rental history.
4. We verify current employment and income. We ask that you be gainfully employed and have earned income that meets our requirements.
5. Your gross monthly income must meet equal or exceed the rent by 2.5 times. A qualified cosigner's gross monthly income must equal or exceed the rent by 6.25 times. We require that you provide us with copies of any proof of income that you may have. If you do not receive pay stubs, you must provide last year's tax forms from your employer. Additional supporting documents may be needed to verify income.
